On the bank-loan issue, try to think of it like this: poker is a 'risky profession' since it's largely unregulated and profits are susceptible to huge variation due to matters beyond our control. Therefore the bank's attitude, while annoying, is understandable.

However, remember that with a mortgage comes stress in the form of the requirement to make fixed, regular payments. So with poker, the intention is to follow a different model. One accepts the fact that one will be in rented accommodation for longer but trades with that downside the twin advantages of freedom from the rat-race/being own boss and lower stress levels flowing from the fact that the roof over your head can't be taken away by the bank manager if you miss your payments.

The French don't own their property as a rule and they are perfectly happy. Ownership is a state of mind. Just enjoy the freedom to move around at will/try new areas/new types of rented property and plan on buying somewhere outright in 5-10 years or when you can afford it.

nice post tim. We are considering some other options. I dont see us renting 12-18months from now. We both hate it. I think we have to just compromise and buy something cheaper and leverage solely off my wife's salary + a heafty deposit from my savings. This would take the stress off the repayments as well, (smaller loan obv). We want to start a family within this as well so its going to take some planning.

btw, I'd love to hear improvements about this moving/renting/buying/loan stuff because I'm planning on renting a place as a mid-goal, so it's interesting topic for me :)

edit: and tho I have absolutely no experience on this one, it seems logical that you want to be settled for years when you start a family.

My wife, daughter and me have a long term plan - we can take money from a bank ofcourse coz of my job, so I do make enough money for comfortable livin in a rented flat plus I take care of our daughter so she can work on her own career - she studies dentist. When she finish it, every bank will give her money...
And I can tell that I also dont like the idea of movin to another rented house/flat. So I would also go for a cheaper but mine!

considered moving to a cheaper city? i'm not sure how good it is growing up it sydney as well, seems like a worse place for a family than melbourne. ofc small sample size

i would be fine with moving to melb or something. but both our families are here and my wife is a teacher. so she is only accredited to work in this state (moving would mean losing all her benefits etc.. so its not really an option).

dropped a shit ton of BIs today. havent run this bad in a very long time. on a positive note. hit 70k vpps today. want to hit SN the week after I move. which looks doable. on an even better note, im more calm about running bad than I used to be. I think making a run for SNE has improved my mental game a lot because I can focus more on the VPPs and not on the results. Its still very frustrating running bad, but it will turn around.

I've had chat disabled at the tables for over 1yr now, and im very happy with my decision not to get distracted by it. I've been very tempted lately to berate all the lolbad regs in the games.

for a bit of perspective. i remember complaining about running 50-80BIs < ev on the 20s-30s back in the day and taking 3 or 4 months to sustain myself at the 20s on FT. its all relative i guess. I got through that rough patch, ill get through this one.
