Assuming UTG is a fish and CO is a reg:

Pre is good if villain is a fish. This is the bottom of my callingrange though and i would 3bet K8s etc. (with the right reads ofc.)
i would certaintly fold flop. He is betting into 2 people including a recreational player and villain is betting very big, this looks like a big hand to me.

As played call turn, and i would not value bet river. You only get AThh and AQhh to call vs most opponents since they wont have a bluffingrange in this spot and a hand like KQ will rarely call imo, since nothing misses. If you do want to bet i would prefer betting 25-45, but only against the right opponents imo

About the range you gave him, i don't think he bets AJs nor J9 for this sizing on the flop, therefore i don't want to include these hands. (nits dont do fancy betsizes imo). Also i doubt that he checks AJ to you on the R,

This was my first thought, too. He only opens 15% and only cbets 66% and here he cbets into 2 people on a board that kind of hits hero's range.

On the river it would be close between betting and checking back vs a looser reg because he might be able to 2ndbarrel light.
However, against this guy I think we should check because he doesn't bet smth like AQ on the turn, so there's not much we can get value from.
I think J9s could even be in his range even though he cbet big on the flop - he might just not know what else he could do.

But still, J9 is one of the only hands we can get value from and I can definitely see him checking smth like AJ and even AK that are scared of the straight (after all he's a nit).

This hand sucks against nits, so better 3bet it pre and play it straight forward or fold. U can even be dominated by fish sometimes.
As played - I'd raise that turn small, we can get some value from AK,KQ and some draws. Don't expect got shoved by worse ever here from this player.

I never valuebet this river, since im pretty sure, that this kinda opponent will check river with better 2pairs than ours and dont expect him to pay off KQ so often to make our bet that profitable.

yea, i like valuebetting R but i think the sizing should be smaller since you need to make villain call with KQ/KT, my std vs this kind of plr would be to bet ~1/4-1/3psb. ofc depending on his wts and overall station-tendencies/dynamics, the worse hand reader he is, the more i'm betting. The good thing is that you just never get c/rd here.
