Why not raise turn for value? Villain does not have KJ if he is such a nit, so we have the nuts unless TT/99/QQ.

I like to bet the flop when villain checks to me. That way we can bet our air too. If he checkraises, great, we're getting it in! Remember, you're calling a speculative hand against a tight player in order to stack him when you hit your set. Theres no point slowplaying it when that happens - otherwise you wont get stacks in and your preflop call becomes -EV.

I think raising the river is ok, but once he shoves we are mostly beat, so we should be folding. He can still call with AQ in my opinion - though maybe raising to $30 is probably better for that purpose.

Bet flop for value!
If he has air you will most likely not get much value even if he hits something.
So we should try to build the pot vs the hands he is willing to call with.
As Tim mentioned balancing is also one thing to consider.

As played I also agree with Tim: raise the turn for value. He has some Jx in his range that can pay (and if they don't we still protect) and there are some Qx that are definitely not folding.

As played on the river he does not represent a whole lot, QQ is about the only hands that a nit could possibly show up with here.
So I'd actually consider raise/folding this although sitting at the table I'd probably raise/call every single time.
After all he could show up with an overplayed Tx.
However, once more I like Tims suggestion: raising to $30 is probably better because he's more likely to call Qx type hands.
