Hi N,
I like preflop and flop. On the turn it gets to be a marginal spot. He will have QJ, AT, T9, KQ, KT, etc to bet for value there so his range is not that weak. Calling seems like a decent option though but then river is a clear fold. There's almost no busted draw to bluffcatch against and you beat nothing from his value range. He can't have many bluffs when calling flop, betting turn and getting that river.
