Preflop fine vs min-open from fish.

Flop fine for value. Probably decent to fire turn here and check back river if we feel value is too thin. Easier to take a free showdown that way.

As played should probably call river.

Whats the point of betting flop if the plan is to check most turns and not fire 3 streets for value?

Imo, QQ doesnt need protection at all on this board, as well as JJ, AA, so we can check those on flop and bet turn and river if checked again (anyway there are only 2 value streets, and if you think there are 3 streets then you should bet turn and river).

The main reason I think betting is reasonable is simply since UTG looks fishy + we have the effective nuts. So despite the dry texture villain may call with a decent amount of worse hands.

Something like 99 may call flop but decide to only call one further street on a J turn and A river for example.

Having said that, I don't think checking back the flop is a bad line or anything.

if T, J comes on turn, villian will improve many more combos of Tx, Jx which call turn and river, than there are 8x,99 combos which you target on flop. So the only bad card is A for our hand which improves his range, but he is drawing dead with many hands in his range. So I think thats not a problem. Also, he can start bluffing turn and river once we check flop, fish love to bluff on paired boards. Off course, if he is totally passive it makes sense to lead flop.
In that case, we can bet flop turn and river, choose smaller sizes if we want more streets.

another problem is that when we bet flop, we risk to get raised (either by value hand or bluff) and turn our hand into bluff catcher which is not good spot vs unknown frequency, and this doesnt matter if we play vs fish or reg.

So basically to summarise,

Bet flop vs passive reg.

The more aggro opponent is the more we tend towards checking back and bluff-catching 2 streets.

Yes, that is clear. But what to do vs unknown? This guy is folding 40% vs flop bet, so not too much, not too little, also AF is 2 on turn and river again not saying much.

Well he is not unknown, he's a fish, which is why I wouldn't usually slowplay.

Assuming he was full-stacked reg then checking could easily be slightly stronger, but both options have merits.
